Society Hill 🏘️ University Heights I
Society Hill at University Heights I is located on tax block 229 in an area bounded by South Orange Avenue, Boston Street, Thirteenth Avenue and Howard Street in the City of Newark, New Jersey. There are 168 townhouse style condominium units distributed among nine buildings. They were constructed in 1989 by K. Hovnanian who subsequently constructed two adjoining phases (II & III) on tax blocks 234 , 209 and 406 respectively.
Homeowners are responsible for quarterly property taxes and monthly maintenance fees. During 2025 each homeowner will pay on average $5,700 in property taxes ($955,814÷167 units) and $6,576 in maintenance fees ($548 per month). Property taxes are listed below by building and by model type . The total property taxes by year are: 2020➛$900,283 , 2021➛$901,879 , 2022➛$908,069 , 2023➛$917,083 , 2024➛$935,049 and projected 2025➛$955,814 .
The 2025 projected property tax is the doubling of the 2/1/2025 and 5/1/2025 taxes billed plus the 2.3% tax increase approved by the Newark City Council in September 2024. Multiplying the 2024 property taxes billed by 1.023 produces the same result.

I think the Tax Map is incorrect. There is no logical reason for a builder to underreport the square footage in a Master Deed to prospective buyers. The unit I measured agrees with the Master Deed.
